  • Agent commission, notary and valuation costs: paid separately if applicable.
  • Compulsory earthquake insurance (DASK): normally required for homes at the transfer.

Things to keep in mind

  • Do not declare a price below the real sale price; it risks a tax audit and penalties.
  • The fee is usually split equally, but the parties may agree on a different split.
  • The fee is paid via the Revenue Administration's online tax office or authorised banks, and the receipt goes to the land registry office.
  • Rules and amounts can change. Ask the land registry office for the exact figure; this tool is for information only.

How is the declared value set?

The title deed fee is calculated on the sale price declared at the land registry. In Turkey this value cannot be below the property's municipal valuation for property tax, and the registry will not accept a lower declaration.

Declaring less than the real sale price may look like it lowers the fee, but if it is discovered later the missing fee can be claimed with a tax loss penalty. When you sell the property in future, an understated purchase price also works against you when any capital gain is calculated. Using the real sale price is both lawful and safer in the long run.
